When purchasing a home, it seems simple that you would sell your home and then gracefully move into the new home you purchase.  However, when you need the proceeds from one home that must be sold – before taking possession and title on the new home – things can get a little complicated.

“I’ll Sell Your Home in 90 Days or Less – or I’ll Buy It.”

I am Guaranteeing to Sell Your Home BEFORE You Take possession of Your New Home.  That’s right/ Within 90 days (or much less), we will sell your home for Top Dollar – or I will purchase it, myself.

What’s the fine print, you may ask?

Simple:

1. Seller must agree to list property for agreed upon competitive marketing price.
2.  Seller must make the property available for showings with Realtor lockbox access.
3. We will drop the price incrementally every week, until the property sells (a Purchase Agreement is executed), or reaching the Guaranteed Offer Price.
4. At the close of 90 days, if the property hasn’t sold, I will purchase it.
5. Purchase property is from Danté Sears inventory of homes, unless otherwise agreed.
6. Agent will deliver to Seller a GUARANTEED Purchase Offer for approximately 10% below market value with a close of escrow 120 days from listing date.
7. Listing commission is 10%, Or, Agent will pay seller’s house payment until a Purchaser is found, and Agent will profit as Principal in the net proceeds exceeding  the Guaranteed Purchase Price.
